Get an indicative monthly payment estimate
Adjust the numbers below to see what a Portuguese mortgage could look like at today's rates. Takes about a minute — no sign-up, and nothing leaves your browser unless you choose to send it.
This is an indicative estimate only, not a loan offer. Portuguese banks assess each application individually — your income, existing commitments, the property's valuation, and the documents you provide can all move the final rate and monthly payment, sometimes substantially. Treat this as a starting point for a conversation, not a number to plan your budget around.
Euribor reference: 1 October 2026 (first business day of the month) · updated every month.

How to read this simulator
Rates used. Both estimates use the current Euribor 6-month and 12-month rates plus a fixed 1.000% spread, as a simple, transparent reference point. Real spreads offered by Portuguese banks vary by lender, loan-to-value ratio, and your financial profile — they can be lower or higher than the 1.000% used here.
Euribor rate used: October 2026 official monthly reference (first business day: 1 October 2026) — 6-month: 3.043%, 12-month: 3.303%. Portuguese banks apply the rate published on the first business day of the month for that whole month; this simulator follows the same rule and is updated in the first week of each new month.
Currency conversion. Exchange rates update automatically from the European Central Bank's daily reference rates. They are shown purely so you can picture the payment in your own currency — Portuguese mortgages are issued, drawn down, and repaid in euros, regardless of where your income is earned.
What this doesn't include. This simulator does not account for life or home insurance (usually required by the lender), account maintenance fees, arrangement fees, valuation costs, or notary and registration costs at completion. Property transfer tax (IMT) and stamp duty have their own calculator: Portugal property tax calculator. It also does not reflect whether a bank would approve your specific application — that depends on income verification, existing debt, residency status, and the source of your funds.
The only way to get numbers you can actually rely on is a short conversation and a look at your real documents — which is exactly what the call above is for. For practical tips before you start, see the Buyer's Toolkit.
